都市地價指數

以 107 年 3 月 31 日為基期(100),本期(108 年 10 月 1日至 109 年 3 月 31 日)全國都市地價總指數為 100.90,與上期比較上漲 0.16%。全國各直轄市及縣(巿)中,上漲幅度較大者依序為臺南市上漲 0.68%、臺中市上漲 0.59%;而下跌幅度較大者依序為澎湖縣下跌 0.43%、臺北市下跌 0.29%。

全國各使用分區指數中,住宅區指數較上期上漲 0.19%,商業區指數較上期下跌 0.04%,工業區指數較上期上漲 0.42%。全國各直轄市及縣(巿)漲跌幅中,以臺南市住宅區上漲 0.70%、桃園市商業區上漲 0.80%、嘉義縣工業區上漲 1.06%最為明顯。另以土地買賣筆數觀察,本期全國土地買賣筆數為 28 萬1,513 筆,較上期(28 萬 4,564 筆)減少 1.07%,較去年同時期(24 萬 5,885 筆)增加 14.49%。

總體而言,本期各直轄市、縣(巿)之地價指數除臺南市、臺中市、屏東縣及彰化縣上漲幅度超過 0.5%外,其餘各直轄市、縣(巿)均屬微幅變動,全國地價總指數及各使用分區指數則呈現持平之態勢。

The general index of national urban land price was set to be 100 on March 31, 2018 as the base period. Using the basis, the general index of national urban land price for Oct. 1, 2019 to Mar. 31, 2020 stood at 100.90. Compared with the preceding six months, the index increased 0.16%. The top three with the price increased included: Tainan City (increased by 0.68%), and Taichung City (increased by 0.59%). The most obvious decline is in Penghu County (decreased by 0.43%), and another decline is Taipei City (decreased by 0.29%).

Compared with the previous price index of the respective national land use zoning, residential index increased by 0.19%, commercial index decreased by 0.04%, and industrial index increased by 0.42%. Tainan City is the largest increase of residential price (increased by 0.70%), Taoyuan City is the largest increase of commercial price (increased by 0.80%), and Chiayi County is the largest increase of industrial price (increased by 1.06%).

Registration of Land Ownership by Transaction is 281,513 from Oct. 1, 2019 to Mar. 31, 2020. Compared to the preceding six months, the transactions decreased 1.07%. Compared to the same period over last year, the transactions increased 14.49%,slighely.
